For 34 years before becoming a real estate professional in 2005, I was a teacher and football coach. I hold bachelors and masters degrees. My professional reputation is based on integrity, dependability, patience, the ability to communicate ideas and processes, and truly caring about people. My training and experience includes: licensed Realtor, Electronic Professional (ePro) certification, which validates my proficiency in the use of electronic communication; Accredited Buyer Representative (ABR), which includes all aspects of helping buyers acquire a property; Senior Real Estate Specialist (SRES), which gves my the knowledge necessary to help seniors overcome the special challenges they face when owning and selling real estate; Certified Distressed Property Expert (CDPE), which allows me to help home owners who
are having difficulty paying their mortgage resolve their issues. My typical clients are first time buyers, last time sellers (seniors), and distressed property owners
(short sales). I give first time buyers an independent and honest evaluation of the advantages and
disadvantages of each home we tour. I educate first time buyers on the home buying process: getting
financed, selecting a home, making an offer, conducting inspections, removing contingencies, and
settlement.

 

Being Levittown homeowner since 1975 and seller of every style of Levittown house qualifies me as a Levittown home expert.My teaching background allows me to share insights on all Lower Bucks County schools, comparing their tax rates, grade structures, and standardized test scores. I taught in Neshaminy and Bristol Township. I coached in Morrisville. Pennsbury, Council Rock, Bensalem and Bristol schools are in my area of expertise.

 

I educate sellers on which buyers are likely to purchase their home and what features will appeal to
them. The buyer profile is based on the home size, condition, price, location and my in depth knowledge of local school systems. I advise the owner on staging their home for maximum appeal. I provide a price range opinion based on comparable homes that have sold recently. For home owners who have fallen behind on their mortgage payments, my first goal is to keep them in the
home, avoiding foreclosure. I advise them on how to request a loan modification and if that fails, conduct a short sale. Regulations and rules for short sales and evolving and must be continually relearned. As a Certified Distressed Property Expert I have access to the most up to date forms and procedures needed successfully complete a short sale.

 

I am also an active volunteer in my community. Currently I am chair for the Middletown Township Disabled Persons Advisory Board, president of the Bucks County Chapter of the Pennsylvania Sports Hall of Fame, vice-president for the Southeast Region of the Pennsylvania Sports Hall of Fame, member of the Board of Directors of the Bucks First Federal Credit Union.

 

I have been married to my wife, Patricia, since 1974. We have four children and two grandchildren (so far). I love being "Poppy".
